We use it to respond to your request and prepare your real estate service. We do not share it without your permission except as needed to provide the service or comply with law.
What the fee covers
1% of the gross sale price.
The listing-side commission is due only after a successful closing and is subject to a $1,000 minimum.

Important fee details
- $1,000 minimum is calculated before any eligible photography credit.
- No separate listing-maintenance, seller transaction, or brokerage fee from us.
- Buyer-broker compensation, if any, is separate and negotiated directly with the seller.
- Other transaction costs may still apply through third parties or the closing process.

Responsibilities and costs that remain separate.
- Buyer-broker compensation, if the seller agrees to offer it
- Photography paid directly by the seller before any eligible closing credit
- Seller-managed open houses and on-site property access when applicable
- Repairs, staging, inspections, appraisals, title, legal, tax, or other third-party costs
Protection period
Cancellation is fee-free, with one fair safeguard.
If a seller cancels and then completes a transaction within 90 days with a buyer introduced to the property during the listing, the listing commission may still be owed under the signed agreement.
This protects the listing work already performed; it is not a general cancellation fee.
